MILWAUKEE COUNTY
Before you list a Milwaukee home
Property records, permits, assessments, and service lines: the documents to gather first.
Start with the correct municipality
A Milwaukee mailing address does not replace verification of the municipality that maintains your property records. City of Milwaukee resources apply to city properties; Wauwatosa, West Allis, Shorewood, Oak Creek, and other municipalities maintain their own records. Confirm the parcel and jurisdiction before relying on a record search.
Build a property file
For city properties, the city’s home and property information hub links to assessments, tax information, ownership, permits, and violations. Gather records of completed work and ask about unresolved items. A tax assessment is not a listing-price recommendation; request recent comparable sales with similar location, condition, and property type.
Check water service information
Milwaukee Water Works offers an address lookup for service-line information. Check the address rather than assuming pipe material from the home’s age. If work has occurred, retain completion records. In a different water-service area, ask that utility for its records.
Prepare for the pricing conversation
Bring roof and mechanical ages, remodeling documentation, and known condition issues. For a duplex, add leases and operating records. Ask how repair work, financing conditions, and competing properties could affect price and timing.
