SELLER PROCEDURES
From listing details
to closing day.
A simple process guide for sellers using a limited-service listing. This guide describes the workflow; your signed agreement and setup packet will supply the final service scope, contacts, systems, and reporting instructions.
These are procedural instructions. Ask your attorney or the professional you engage for advice about contract terms, negotiation, and legal obligations.
1. Prepare your listing information
- Gather the property address, parcel information, room details, features, and records requested in your listing packet. Confirm uncertain facts before submitting them.
- Collect the required disclosure documents identified in your packet. Do not upload bank information, identity documents, or confidential transaction papers through general website forms.
- Sign in to submit and track your listing request. Bret will supply the listing packet and photo or document-delivery instructions after review; this website does not accept file uploads.
2. Prepare your photos
- Choose your own photos or request professional photography. With your own photos, confirm that you have permission to use every image for the MLS and listing advertising.
- Arrange images in the order you want them displayed and identify your preferred cover image. Send original files using the delivery instructions supplied by Bret after review.
- For professional photography, confirm the appointment and access instructions, prepare the property, and review the delivered photos. Select the floor-plan option when placing the order if you want one.
3. Check the listing draft
- Review the price, address, property facts, description, photos, and showing instructions. Send corrections together in one request.
- Give written approval through the designated process. An order or payment alone does not make your property active in the MLS.
- Keep the activation confirmation and MLS number for your records.
4. Manage showing requests
- Use your Aligned Showings invitation to access the seller tools. Confirm your notification details and showing preferences.
- Review each appointment request and approve or decline it using the available controls. Keep unavailable dates and times current.
- Follow the access instructions agreed for your listing. Keep lockbox codes private and follow the return instructions supplied with any rental.
5. Receive an offer
- Your listing setup packet will identify the designated offer-delivery address or system and how you will be notified. This routing must be confirmed before activation.
- When an offer arrives, open and download the offer and every attachment. Check that all pages are present and locate any stated response deadline.
- If acknowledging receipt, make clear that you are only confirming receipt. Do not use an electronic signing button simply to acknowledge a document.
- For questions about terms, deadlines, acceptance, or a counteroffer, contact your attorney or the professional you have engaged for that work. The base package does not include negotiation or contract preparation.
6. Sign electronically
- Confirm who is preparing and sending the signing invitation. Depending on your arrangements, this may be an attorney, buyer agent, or another authorized provider; do not assume that someone else will provide this service.
- Verify the sender and open the invitation. Read the complete document and attachments before entering a signature. If anything is missing or unfamiliar, contact the sender through a known contact method.
- After deciding to sign, follow the platform prompts for signatures, initials, and dates. Complete the final submission step only when ready.
- Download the completed document and signing confirmation. Confirm with the responsible professional that it was delivered through the agreed process; completing a software step alone does not answer whether a contract is binding.
7. Request title and closing services
- Check your accepted contract and confirm who is responsible for selecting and ordering title or closing services and the applicable deadlines. Ask your attorney or transaction professional if unclear.
- Contact the selected title company using its verified contact details. Ask how to open an order and where to securely send the signed contract and amendments.
- Provide the requested property address, party contact information, and scheduled closing date. Obtain an order number, the assigned closing contact, and confirmation that the order is open.
- Use the title company’s secure process for sensitive information. Track requests and confirm receipt of anything you send. Independently verify any wiring instructions using a known telephone number.
- Your selected title company supplies its own scope, fees, and instructions. This listing package does not include ordering or monitoring title work for you.
8. Keep your listing current
- Send price, description, photo, and open-house changes through the listing change process. Three routine change requests are included in the base package.
- Promptly notify Bret of an accepted offer, a terminated transaction, or a closing, using the reporting instructions supplied at activation. Do not wait for a routine change request to report a required status update.
- After closing or the end of the listing, provide requested status information and return rented equipment according to its agreed terms.
